在中国,因为相关的法律体系不完善和监管漏洞,房产开发中出现过相关问题:

1.    抵押品的不真实评估导致项目价值虚高

2.    为获取更多的资金,开发商将同一座房产(抵押品)同时抵押给几个机构或个人。
