Due diligence

The Loan is secured by a first registered mortgage over a land site at the center of Box Hill. The purpose of the Loan was for land finance.

The subject development site is a 1,004 sqm broadly rectangular-shaped internal site fronting the south side of Prospect Street. Public transport services include Box Hill train station on the Melbourne metropolitan train network and which several local bus services radiate from. Box Hill is an eastern Melbourne suburb incorporating a major activity centre. It spans an area generally between 19 and 23 kilometres east of Melbourne’s CBD, accessed vehicularly via the Eastern Freeway (and Elgar Road).

The Security Property is currently vacant and benefits from a planning permit application (WH/2020/83) made for the “Construction of a 25 storey mixed use building with five basement levels, use of land for the purposes of, restricted recreation facility (gymnasium and fitness centre), place of assembly (function centre), sale and consumption of liquor (restaurant and café licence) and car parking reduction”.

The Borrower is a sophisticated Investor and shareholder of one of the major banks.
